The Central / Dixie Deer Estates area is an unincorporated part of Washington County, with a history dating back to the late 19th century. The community was developed in the early 20th century, with the first homesteads filed in 1909 and a culinary water system installed in 1934-35. The town of Central was incorporated in 1935 but un-incorporated in 1969, with all improvements turned over to Washington County. The Dixie Deer development began in 1962, with five phases recorded between 1962 and 1974. The community is located in the northwest traffic and residential corridor of Washington County, about 25 miles north of St. George and 18 miles south of Enterprise. The area is primarily made up of private land, with some National Forest land to the west, north, and east. The land use in the community is mostly agricultural, with some residential and vacant land. There are approximately 498 existing residential lots in the community, with a population that has fluctuated over the years, from 92 residents in 1930 to 15 residents in 1970.
