Summary

Homebridge is expanding disclosure options for P.A.T.H. loans, building on the updates outlined in Bulletin 19-53. Effective April 13, 2020, the following new initial disclosure options are available:

- FHA Program Disclosures: Homebridge will provide these for all FHA transactions except where specified below, which remain the broker's responsibility:
- Purchase transactions: Lead Based Paint Disclosure and Amendatory Clause.
- Purchase and refinance transactions: ARM disclosures (when applicable).

- Conventional ARM Disclosures: Homebridge will now issue these for conventional Fannie Mae and Freddie Mac transactions.

Disclosures still to be provided by brokers include:
- ARM disclosures for government transactions.
- VA and USDA disclosures.

The reference guide "Requesting Homebridge Prepare Initial Disclosures in P.A.T.H." has been updated and is available on the Homebridge website under "Reference Guides – P.A.T.H. Loans" on the Working with Us page.
