Summary

In 2010, the US had over 130 million housing units, with two-thirds of Americans owning homes, which play a vital role in providing shelter and driving economic growth. The housing market accounts for over 17% of GDP, and each new home constructed creates three jobs. However, the Great Recession led to a sharp decline in new home construction and employment in residential construction, with over 1 million jobs lost. Recent evidence suggests the housing market may be recovering, with new home construction up 30% in July 2012 compared to the previous year. The residential construction workforce is characterized by many small contractors, irregular hiring practices, and labor law violations, with only 14% of workers belonging to unions. The workforce is primarily composed of white male workers, with a growing proportion of Latino workers, and a median age of 41.6 years. Approximately 1.5 million people were employed in construction occupations in residential construction in July 2012, although this may be an underestimate due to irregularities in reporting.
