Summary

Home affordability is a major issue in BC due to increasing real estate prices, making it difficult for families to afford down payments or rental accommodations. The lack of new purpose-built rental housing supply is attributed to the Federal GST and Provincial Property Transfer Tax, which penalize developers for building rental properties, resulting in a 54% loss of expected profit margin. To address this, the Federal government should change the GST Input Tax Credits to allow developers to claim 100% of their GST when committing to long-term rental housing, and the Provincial government should exempt the Property Transfer Tax on purpose-built rentals.
