Summary

- Seismic Strapping (CPC 507.2): Water heaters must be strapped at two points, one within the upper 1/3 and one within the lower 1/3 of their height. The lower strap must be at least 4 inches above the controls. Other methods may be acceptable, check with the Building & Safety Division.

- Temperature & Pressure (T&P) Relief Valve (CPC 608.3): T&P relief valves must have a drain to the outside of the building, not smaller than the valve outlet, made of galvanized steel, hard-drawn copper, CPVC, or listed relief valve drain tube.

- Water Heater Venting (CPC 509.6.3.2, 509.6.2.1, 510.6.2(1)): Type B gas vents must extend vertically with offsets not exceeding 45 degrees, and the total horizontal distance plus horizontal vent connector serving draft-hood equipped appliances should not exceed 75% of the vertical height. Vents must terminate at least 5 feet above the water heater and at least 8 feet horizontally from any building opening. They should terminate above the roof surface with a listed cap or assembly.

- Water Heaters in Garages (CPC 507.13): Water heaters in garages must have all burners and ignition devices at least 18 inches above the floor, unless listed as flammable vapor ignition resistant. They must also be protected from physical damage by moving vehicles.

- Combustion Air Openings (CPC 506.4.1): Two permanent openings, one near the top and one near the bottom of the water heater enclosure, must be provided for combustion air. These openings must communicate directly or by ducts with the outdoors and be at least 100 square inches.

Description
