Review of Rental Application and Tenant Screening Report considers extenuating circumstances, credit, court records, references, and employment/income.
Adverse information includes:
+ Credit: civil judgments, collections, bankruptcy, foreclosures, negative credit, or lack of credit history.
+ Court records: history of criminal behavior, active warrants, etc.
+ References: lack of 12 months of continuous, positive rental history or negative/incomplete rental references.
+ Employment/income: lack of proper documentation proving adequate income to pay rent (3 times rent amount).
Applicants must provide:
+ Valid photo ID.
+ Proof of adequate income (e.g., recent check stub, tax returns, deposit slips).
In case of Adverse Action, applicants have the right to a free copy of the background check and to dispute its accuracy.

Acceptance Criteria

Scoring system reviews negative and terminal items in the Screening Report.
Two or more negative items without extenuating circumstances may result in denial.
One terminal item may result in denial, but does not automatically decline the applicant.
Negatives and terminals apply to applicants and their household members.

Negative Items

Incomplete or incorrect lease application.
Credit accounts gone to collection within the last 7 years.
Collections, judgments, bankruptcy, or liens within the last 7 years.
Landlord references with more than 2 late payments in a year.
Damage deposit not returned due to damage.
Unauthorized pets or people occupying a unit.

Terminal Items

Open bankruptcy.
Negative or incomplete rental reference.
Collection filed by a property management company.
Eviction or Unlawful Detainer action.
Income level not meeting requirements.
Conviction of illegal drug use or possession.
False or misleading information on the application.
Unpaid collections exceeding $1,000 in the last 7 years.
Conviction for criminal activity.
Registered or unregistered sex offender.
Domestic Violence charges or petitions.
Reasonable likelihood of abuse or pattern of abuse of alcohol or drugs.
Reasonable likelihood of unwillingness or inability to pay rent.
Reasonable likelihood of intentional damage or destruction to the property.

Disclosure, Release, and Authorization

Authorization for the procurement of a consumer report as part of the pre-screening background check.
Ongoing authorization for the procurement of consumer reports during the rental period.
* Authorization for the procurement of an investigative consumer report, including employment and educational background, criminal history, credit, and mode of living.
