- Form Title: Application for Subdivision (Form 1)
- Purpose: To request the division of an existing parcel of land into two or more parcels.
- Applicable Laws: Municipal Government Act (MGA) and Land Use Bylaw.
- Required Information:
- Existing and proposed land use.
- Topography, soil conditions, vegetation, and water features.
- Buildings/structures on the land and their fate (demolition/move).
- Water and sewage disposal methods.
- Legal description and area of land to be subdivided.
- Location of the land, including proximity to municipal boundaries, highways, water bodies, and sour gas facilities.
- Physical characteristics of the land.
- Structures and servicing.
- Registered owner or authorized agent's details.
- Certification of complete and true information.
- Additional Requirements (Checklist):
- Application fee (refer to MPS fee schedule).
- Completed Form 1, 2A or 2B (AER Abandoned Wells Statement), 3A (Authorization for Electronic Communication), and 4 (Tell Us About Your Sewage Disposal System).
- Certificate of Title (obtained within 3 months of submission).
- Tentative Plan of Subdivision.
- Orthophoto of the subject site.
- Any other items or information identified during pre-submission consultation.
- Fees:
- Subdivision fee varies based on the number of lots created.
- Separation of Titles fee: $700.
- Condominium Plan Consent: $50 per unit.
- Extension and Re-circulation fees: $250 each.
- Endorsement fee: $100 + $150 per lot.
- Current Land Title: $12 per title.
- Air Photo: $7 per photo.
- GST is payable on all required fees.
- Form 2A: Statement Regarding Abandoned Wells Located, to be completed if abandoned wells are present on the property.
