Residential securitization in Brazil has gained prominence since the 2007/2008 real estate financial crisis, with several authors studying this theme from various perspectives. In Brazil, this process emerged in 1997 with the promulgation of the Real Estate Financial System (SFI). This paper analyzes the expansion of real estate securitization for housing and its spatial dimension, using data from residential-backed Certificates of Real Estate Receivables (CRIs) issued between 2011 and 2020. The study examines the construction of the institutional environment that enables the development of this market and these instruments in Brazil, with a focus on the spatial dimension of securitization.
