DEED RESTRICTIONS ASSIGNED TO LAKE ARROWHEAD COMMUNITY, INC.

1. Premises shall be used only for single family residential purposes, no trailers, mobile homes, or tents allowed, except for children's tenting after a dwelling is constructed.
2. No "For Rent" or "For Sale" signs allowed without prior written consent from LAC.
3. No building or structure shall be erected without prior approval from LAC, with a minimum dwelling size of 650 square feet for one-story structures and 500 square feet for multi-storied structures.
4. No animals allowed except household pets, with no livestock or poultry permitted.
5. All buildings and improvements must comply with municipal, state, and government laws and regulations.
6. No noxious, dangerous, or offensive activities allowed, with no outdoor fires permitted except in fireplaces or barbecue equipment.
7. Easements and rights of way are reserved to LAC for utility purposes, slope control, and recreational areas.
8. No tree with a diameter of 6 inches or more can be removed without LAC's written authorization.
9. No elevated tanks allowed, except for LAC's water system apparatus, and any tanks must be buried or concealed.

ADDITIONAL BUILDING REGULATIONS:
1. Exterior of building must be completed within 12 months from LAC building application approval.
2. Cutting trees without approval results in a $100 fine per tree.
3. Private wells require specific approval and liability assumption, with check valves to prevent contamination of LAC water lines.
RV use is determined on a case-by-case basis, not for permanent habitation, and must be parked in a non-unsightly location after construction is completed.
